Five Top Landscaping Tips for Selling Your Home This Spring

realtor with clientsHands down, spring is the busiest time of year in the real estate industry. So, if you’re planning a move, it’s certainly a great time to put your home on the market. However, keep in mind that this means your listing will also face some competition as other homes in your area also go up for sale. [/caption]

The seller’s market of the early 2020s has cooled a bit, giving buyers a little more leverage. Gone are the days when a new listing had multiple, above-listing-price offers within hours of being listed, so be prepared for the fact that your home might be on the market for a month or two. This means you need to not just get it show-ready, but have a plan in place to keep it show-ready until it sells.

Buyers are still buying, but they’re taking longer to decide and negotiating harder than they were a few years back. However, homes with great curb appeal that are well-staged and move-in ready are still as hot a commodity as ever. You don’t need to completely overhaul your landscaping to make a great first impression, but you do need to make sure it packs a “wow factor” when prospective buyers pull up out front.

Here are five top tips to ensure your home’s listing will shine above the competition:

1. Start with a Solid Spring Cleanup

After a long Midwest winter, every landscape needs a refresh. Leaves, sticks, and leftover debris can make even the nicest yard look neglected. A professional spring cleanup creates an instant improvement and provides a clean slate for the rest of your landscape.

Key tasks for a proper spring cleanup include: removing winter debris, cutting back ornamental grasses and perennials, edging beds, refreshing mulch, and cleaning hard surfaces like patios and walkways. Crisp bed lines and tidy plantings immediately signal that a property is well maintained—something buyers notice right away.

2. Consider a Landscaping Glow-up

Since you’re planning on selling your home, now is not the time to do a total landscaping overhaul. However, if there are spots in your yard that look neglected–maybe a shrub that didn’t make it through the winter or a very visible spot that’s always needed a tree or perennial, now’s the time to fill in the gaps.

Ask your landscaping company if they have recommendations for a mini backyard glow-up that would enhance the curb appeal without breaking the budget.

3. Keep the Lawn Looking Its Best

A lush, healthy lawn is one of the most important elements of curb appeal. Even if buyers don’t plan to use the yard heavily, a well-maintained lawn gives the impression of a property that’s been properly cared for.

If you’re selling in early spring, the lawn may still be waking up from winter dormancy. Regular mowing, fertilization, and weed control can help it green up quickly and stay looking strong throughout the selling process.

Simple details like sharp mowing lines and trimmed edges along sidewalks and driveways can make a subtle yet surprising difference in how your home makes prospective buyers feel.

4. Add a Pop of Color on the Porch

Buyers will be envisioning themselves living in the house as they stand on the porch waiting for their Realtor to unlock the door. Beautiful, welcoming porch pots will charm them before they ever step inside.

Popular spring annuals for the Midwest include pansies, violas, snapdragons, and sweet alyssum. These cool-season flowers tolerate fluctuating spring temperatures while providing weeks of low-maintenance color.

5. Address Drainage Issues

A yard full of standing water is a source of concern for any buyer. If you have unresolved drainage issues in your yard, getting them solved before you list your home is key. Even if the issues have persisted for a while, there’s likely a fairly straightforward solution that will improve the situation and get that water away from your house. Ask your landscaper to assess your drainage issues and come up with inexpensive solutions that will help you

Keep it Up

A spring exterior update is not a one-and-done effort–you have to keep it up. Spring showers give weeds just what they need to undo your best efforts, and buyers will not be charmed by an overgrown yard or a flower bed full of dandelions.

Whether you’re still living in your house but too busy packing to stay on top of maintenance or you’re already moved into your new home, you should hire a landscaping company that prioritizes Realtors and their clients, and is willing to handle all your home’s exterior property  maintenance until your Realtor puts that “SOLD” sign out front.
